East Austin's fitness scene is young, scrappy, and growing. CrossFit East Austin is a strong box. Austin Bouldering Project — the world's largest climbing gym — is a destination facility. The trail along the east side of Lady Bird Lake connects to the full loop. Several yoga studios and boutique gyms. The food scene supports clean eating with places like Citizen Eatery (plant-based) and Sour Duck Market. Less polished than Westlake's wellness scene, but more authentic.
East Austin is family-friendly in spots but not uniformly. Mueller (78723, adjacent) is the family epicenter — master-planned, walkable, great parks. In 78702, families tend to cluster in the quieter residential streets south of 7th Street. Schools in AISD's eastern zone have been improving, and several charter options (KIPP, Harmony) are strong. The diversity of the neighborhood is a genuine draw for families who want their kids to grow up in a culturally rich environment.
East Austin is the single best investment market in Austin right now. Appreciation has been explosive — properties bought in 2015 have 2-3x'd. The development pipeline is massive (East Riverside corridor, South Central Waterfront planned). ADU-friendly zoning on many lots. Strong rental demand from young professionals. Multi-family opportunities exist. STR regulations are evolving — check current rules. The risk: you're paying for anticipated future value, not current fundamentals. But the trajectory is clear.
